Why does it vary by lender?

Lenders don't all calculate affordability in the same way. The income multiple is only one part of the assessment.

  • Monthly commitments: car finance, loans, credit cards and other regular outgoings can reduce affordability.
  • Income type: overtime, bonuses, commission and self-employed earnings may be assessed differently.
  • Credit history: existing credit commitments and past repayment issues can affect lender choice.
  • Loan and property details: deposit, loan-to-value, mortgage term, age and property type may all matter.
  • Lender criteria: income multiples and affordability assessments vary, and higher multiples aren't available to everyone.

A mortgage adviser can compare suitable lenders and assess your circumstances rather than relying on a general income multiple.

Your borrowing power is only the starting point.

Important information: This calculator provides illustrative estimates only, using 4.5×, 5×, 5.5× and 6× gross annual household income. These are examples, not guaranteed lender borrowing limits or a representative range of products available to you. Actual borrowing depends on lender criteria, affordability checks, credit history, income, commitments, deposit and other circumstances. The maximum property price assumes the full deposit can be added to the estimated borrowing and excludes purchase costs. Figures are not a mortgage offer or personalised mortgage advice.
